Winter Park Luxury Condos

CURRENT
PROJECT

TSC Capital Partners has submitted its sign plan for an approximately one-acre parcel at 185 Vasquez Rd in Winter Park. A major initiative is underway to see the town of Winter Park connected to the ski resort with a two-mile long gondola and ski-back trail. The Town Council unanimously approved the Cooper Creek Final Development Plan in October with plans for the gondola and further commercial and residential development.


This property is directly across from the proposed gondola site.

Our initial site plan calls for 19 townhomes with a mixture of 4 and 5-BR units. The project will be phased with the first 11 townhomes being delivered from Fall of '25 to Spring of '26. The second set of 8 townhomes will be delivered in the Fall of '26. to Spring of '27 Investors will receive the proceeds when the entire project is completed (anticipated summer of '27).

Arvada Parkside

This 12-unit 3-BD townhome is in development 1.5 miles from Old Town Arvada. The property backs up to a park with a playground and grass field. The site has easy access to I-70 and I-76 freeways. The property was acquired in an off-market deal for below market rate direct from seller. The site has a strong return profile, with a targeted 27-39% average annual investor return. 

Investment Highlights

- 1.5 year payback period.

- Reduced risk. Entitlement risk removed
since project already permit-ready.

- 41-59% total return. 

- 10% preferred return.

COMPLETED PROJECT

Quitman Street

This project consisted of 12 “Brownstone” townhomes with 1525 sq ft above ground in addition to a finished basement with wet bar, bedroom, bathroom and living room. The basements were accessible from the inside or separate garden-level entry. They are ideal for investors or owners wanting to rent out extra space. This was a very popular product.

COMPLETED PROJECT

Jefferson Park

We purchased an "almost permit ready” project of 12 townhomes.

 

It was a wonderful location in Jefferson Park with fantastic views of the Denver Skyline from the rooftop decks.
